Fence and Gates

  • It is recommended that a Lot have no fencing on the property lines fronting or bordering a Street or Park, in order to preserve the open, green and neighborly character of the Subdivision.  Only a fence using pre-cast concrete grilles or steel grilles shall be allowed to be constructed at the property lines fronting or bordering a Street or Park; provided that, the fence shall be constructed at a height not exceeding nine-tenths (0.9) of a meter from the Finished Grade Elevation at any point of such property line.
  • A lot located along a Park shall be allowed to have pedestrian egress to the Park. A pedestrian gate may be constructed on the property line of a Lot located beside a Park for the purpose of allowing the owner of such Lot access to the Park; provided that, any pedestrian gate so constructed shall be in harmony with the general design and character of the entire development and consistent with the deed restrictions.
  • A fence constructed along a property line on the rear portion of the Lot shall not exceed two (2.0) meters in height, determined from the Finished Grade Elevation of the property line on which such fence shall be constructed; and
  • A fence may be constructed up to the building line of the Unit, at a height not exceeding two (2.0) meters from the established Finished Grade Elevation of the property line on which such fence shall be constructed.

The minimum cost of the Owner-Built Housing Structure for each Lot shall be Pesos: 2,500,000.00, subject to periodic adjustment at the option of the Declarant, and effected by written notice to the Owners.
